Can anyone advise please? Do I need to gain planning permission to erect a pergola with a tiled roof on my property (in Peyia)?

If you have your deeds you can do pretty much what you like regarding pergolas, sheds, car ports etc - if you don't then don't alter anything and hope your builder hasn't deviated from plan or failed to pay off his loans on your property which makes the issuance of deeds a lot more problematical

You can build anything, but remember, if its illegal, you could be asked to demolish it one day, its a risk you take, also when trying to sell the property, you will then have more problems.

Assuming you have the Title Deeds, what legal steps are necessary to ensure you don't have any issues later if you build something?
Surely there are constraints of some sort, such as not exceeding a certain % of the original build for example?
Does anyone know of a document from the Land Registry that provides clarity/answers to these questions?
It is not reasonable to rely on hearsay, when you could be making a costly error of judgement.

Am I not right in thinking that you can increase the size of your property by 10% without needing further permission?

Also, I was fairly sure that a pergola doesn't count if not attached to the house, although having a tiled roof might make a difference.

That's my point Effsie, nobody seems sure.
Without some reference from the Land Registry there are all sorts of 'tales', real or imagined, in respect to the perceived 'Regulations'.

You can build and hope for the best, worse case you have to knock it down and get fined, or get permission and have peace of mind...the choice is yours.

The "10%" to which you are referring may be the building density of a complex. For example the building density of a complex has been laid down as being 75% of the total land area, therefore building area in total must not exceed this percentage, allowing 25% "green" and other area.
