Although we reside in Paphos we still own a small portfolio of rental properties in the UK that we managed ourselves whilst living there. However, pending our move to Cyprus we realised it would be frustrating to manage the properties from afar and therefore needed to source a local company that could take care of the tenants and the management side for us in the same professional but personal and caring manner that we did. This proved to be more difficult than anticipated as many of the candidate companies were basically 'rent collectors' and we wanted to maintain our reputation of the personal approach. Luckily, we did find such a company and we have peace of mind whilst in Cyprus that our assets are in capable hands.
We believe therefore that we are in a unique situation of being both the 'property owners' and 'property managers' in different countries at the same time!

Property Presentation Appraisal
Presentation Tips
First impressions are essential when a prospective tenant views your property. First, decide what type of tenant you are targeting. There are tenants who want to save money and are happy to live in a property that is not in first class condition and there are others who are happy to pay an excellent rent but expect the property to be presented at its absolute finest.
There is no doubt that well presented properties achieve top rents and usually attract the best quality tenants. That adds up to a higher investment return, together with fewer and shorter vacancy periods
These are just some guidelines and of course it is up to you how you furnish or decorate your property. Remember that if your property is finished nicely and effort has been taken then tenants are more likely to respect and look after your property and treat it as home.
First impressions make all the difference so it is important that it is a good one! The rental agents can only show the tenants the property and point out the advantages however ultimately the decision is based on their impressions of the place so it is paramount that the property is spick and span!
Here are some valuable property presentation tips
1. KERB APPEAL!! - Tend the garden, clean the windows, paths, gutters and outside paintwork. Dress your property for photos and viewings. If you have patio furniture why not display a few nice glasses or a vase of flowers. These are all things the prospective tenant will see first and you don’t want them to dismiss the property before seeing the inside.
2. Repair or replace leaking taps, sticking doors, broken light fittings, loose door handles, leaky gutters and torn flyscreens. Ensure all bulbs are working.
3. If you are thinking about painting only paint those areas that really need it unless you plan on doing the lot. New paint may make those areas left unpainted look even shabbier. Use light, neutral colours as strong colours may not be to the tenant’s taste. If paintwork is generally in good condition, touch up the shabby bits.
4. Get rid of odours that you may not notice but prospective tenants will, such as cigarette or pet smells. It may be worth having the rugs and curtains cleaned, neither of which is very expensive.
5. Open the curtains and blinds to let the sun and the outdoor view inside. Nobody likes a dark house and the view will make the rooms feel bigger.
6. Have the property clean, tidy and in order at inspection times.
7. If your property has a pool, ensure the pool and the surrounds are sparkling clean. You want the prospective tenants to think it is an asset, not a burden. If the filter or the pool needs professional repairs, it is better to do it now rather than putting it off.
8. Ensure that all electrical wiring and power points are safe. This includes any electrical appliances to be included with the property.
9. Take out buildings insurance cover on the property
On acceptance of our Comprehensive Property Management service we will visit your property and carry out a Presentation Appraisal. This will be a documented evaluation to put you in the picture of any areas that we believe may need attention in order to attract a tenant and ensure a swift rental of your property.
Comprehensive Property Management Service (Long Term)
Regular detailed inspections
- Completion of a comprehensive ingoing condition report complete with detailed photos and signed by us and the tenant
- Management and supervision of repairs will be carried out by us using qualified tradesmen at the very best price.
- Detailed inspections completed at least twice each year with additional inspections available if you require them
- When your property is vacant we will inspect it once a month. During a tenant's occupancy we carry out routine inspections every 6 months (additional inspections can be carried out upon request, at an additional fee). When the tenant gives notice of their intention to vacate the property we will carry out a short pre-vacating inspection of the property to: A) ensure the tenant gives the property back in the same condition they received it (fair wear and tear excepted) and B) Ascertain if any essential work is required to make the property ready for re-letting. When the tenants vacate your property we carry out a detailed outgoing inspection. The inspection is done to ensure that the tenant returns the property back to us in an acceptable condition. If damage is found or cleaning is necessary we make the necessary deductions from the tenants’ rental bond.
Liaison between owner and tenant
- We guarantee that we will advise you of all matters relating to your property giving you peace of mind when you are all those miles away
- We are available 24/7 via email, phone or text for both your tenant and you should there be any need whatsoever
Key Holding
This valuable service includes dealing with any maintenance issues and call outs for genuine emergency situations such as major leaks, loss of electricity etc. Any works carried out will be an additional charge.
Rent collection & understandable financial reporting
- We will send you detailed monthly statements that are easy to understand via email or post
- We aim to have your money deposited into your account (euro or sterling) within five working days of our collection of rent
- At the end of the financial year we will provide you with a detailed income and expenditure report for your property, saving you pounds in accountancy fees
- Collection, receipting and remittance of the rent to your nominated bank account by electronic funds transfer (EFT)
- Full rent collection management. Our rent collection policies are as follows:
All rents are due monthly in advance - If your tenant is 5 days late with their rent they are personally phoned, faxed, emailed or sent a text message
Tenants who are 10 days late with their rent are personally phoned or visited by a senior property manager
If the outstanding rent has not then been paid within 2 days, we will contact you to advise you of the situation and to seek your instructions regarding possible termination of the tenancy
Once the tenant is 15 days late with the rent, subject to your instructions, we refer the matter to a legal representative and serve the tenant with a Termination Notice requiring the tenant to vacate the property within 14 days
Mail Forwarding
To ensure mail is dealt with efficiently we can collect your mail and either keep it safely until your next visit or we can forward it to a UK address on a monthly basis.
Bill Payment
Of course standing order is the best way to pay your bills in Cyprus from the UK. However, if you prefer to have this done 'in person' to ensure payment has been made correctly we will take the payment to the relevant authority. The deduction for this bill will be deducted from your rent payment.

POOL CLEANING
We can maintain your pool so it stays clean, clear, hygienic and safe all year round. We will regularly visit your pool to ensure faultless availability throughout the year. Note this is only a cleaning contract and does not include any maintenance work. Any repairs or maintenance on your pool will be subject to your approval and with your agreement to be carried out by qualified pool engineers.
Prices start from €70 a month which include chemicals
GARDEN MAINTENANCE
This service will help keep your garden well maintained so there will be no more overgrown or unkempt gardens. We can attend to all your requirements either weekly, monthly or on an informal basis as and when required.

PAINTING & DECORATING
For both internal and external painting of your property, gates, railings.
Price subject to requirements and site survey
GENERAL DIY
We can provide a general maintenance service to care for the smaller DIY jobs around your property such as:

PROPERTY INVENTORY
This entails a visit to your property in order to compile a comprehensive report on the contents included in the tenancy together with a schedule of condition. Once this has been agreed with the tenant it becomes a binding document between owner and tenant and forms the basis on which damage or dilapidation may be assessed at the end of a tenancy. Where applicable this report will include a check of keys returned as well as water and electricity meter readings. If requested digital photographs can be included in the inventory.

LAUNDRY & IRONING
Whether you're a busy professional or just someone who's spare time is important to them and doesn't want to waste it on everyday jobs we can offer a laundry and ironing service.

Change Over Clean
When you have let your property on a rental basis we then carry out a full and comprehensive clean of your property. As soon as possible after your guests leave we carry out a departure check which includes:
- Ensure a/c units are off
- Switch off all electrical appliances
- Inspect property and ensure all windows and doors are locked
- Strip beds and turn mattresses
- Collect soiled linen and towels ready for laundering
- Dispose of perishable food from fridge and cupboards
- Empty bins and clear all rubbish
- Close all shutters, blinds and curtains
- Inventory check
- Reset key safe code and remove keys (if applicable)
Prior to your new guests arriving we carry out a full and comprehensive clean of your property which includes:
- Make up beds with fresh linen
- Place fresh towels in bedrooms, bathrooms and kitchen
- Vacuuming and mopping/steaming of all floors including moving of furniture
- Polishing, dusting of furniture, wardrobes, pictures and doors
- Cleaning kitchen surfaces and appliances
- Cleaning of all bathrooms and toilets
- Sweep and mop balconies and patios
- Switch on electrical appliances
- Set new key safe code combination (if applicable)

Meet & Greet Service
This service has two different options depending on whether we collect your guests on arrival at the airport or if they make their own way to the property we will meet them the day after their arrival if they require or just leave the key in the deposit box for their arrival.
If you would like us to transfer the guests from the airport to the property we will also show them into the property and hand over the key. We will also spend a short time explaining the area, restaurants, bars, clubs, safaris, taxis, car hire, buses etc.
If the guests are making their own way from the airport to the property we will endeavor to visit your guests on the day or day after their arrival and explain the area, places to visit, restaurants, bars, clubs, safaris, taxis, car hire, buses etc.
Price
Maximum of 4 guests plus 4 pieces of luggage from Paphos International to theProperty and return €30.00 each way (per journey, not per person)
Meet & Greet at the Property (or key deposit) €15.00
Emergency Call Out
There are two price structures for this service. Hopefully your guests will not have cause to contact us during their stay. But if they have a large breakage, no electricity, lost keys etc. they have peace of mind that we are on hand to help. Any charges for repairs, replacements etc. will be additional to the Call Out charge.
Guests will be left with our contact telephone number for day to day enquiries should they need assistance and we will endeavor to solve a query over the telephone for no charge. If the problem is such that a visit is required then we will aim to be at the property within an hour. This service is available from 8.00am to 7.00pm
In the case of an emergency or call out during the hours of 7.00pm to 8.00am we will provide the same service as above but there will be a charge for taking telephone calls during these hours.
